Best Strategy for this deal

I found a seller who is going through pre foreclosure. She owes 14K to get out of Foreclosure. Her remaining mortgage balance is 61K. Did my due diligence and the homes ARV is 142K. I have estimated around 5-7K of repairs needed in the home. Can someone tell me how they would formulate this deal? Im open to all options. Wholesale, subject to, etc...
