any good luck on LOC for investment property equity NC SC, FOA

Anyone had luck finding a LOC line of credit on investment properties paid off having equity (not HELOC for primary home equity, but LOC, in NC and SC?

secondly, anyone had good experience with finance of America - FOA? seems almost like hard money though advertising as LOC

thx,  

(I have high credit, cash on hand, equity, no debt, looking for conservative line of credit to do rehab flips..)
