150 acres with 30 acres lake front. SELL or DEVELOP?

Good morning Investment professionals,

I have obtained an 151 acre lot located in the Pocono mountains (Wayne county, PA). 30 acres are over looking white oak pond and the other 121 acres are timber with trails and some small ponds located throughout. I am torn on weather I should sell the property or obtain financing to develop housing for long term rentals and vacation rentals as well.

Any advice would be greatly appreciated. Thanks
