Do not disturb Occupants - How to deal with this?

Hello Experts -- My first time here -- just starting out. Planning to bid online on a Hubzu property. It says the following  -"

REO Occupied - the seller does not represent or guarantee occupancy status. NO VIEWINGS of this property. Please DO NOT DISTURB the occupant. "As is" cash only sale with no contingencies or inspections. Buyer will be responsible for obtaining possession of the property upon closing"

How does one deal with such situations?  Does one need to vacate the occupants? Can they be potential renters? Is this a potential pitfall?
