Questions for potential investors\Out of state investors

I'm looking to get my start again in REI as a wholesaler. I'm currently looking to build a list of investors and I'm trying to determine what questions to ask when speaking with them. I'm also interested in ways to find out of state investors as a way to expand my list of potential investors.

Any suggestions you have would be greatly appreciated. Here's what I have so far for my questionnaire.

Are there any areas or property types that you are not interested in?

Are you a cash buyer or do you work with cash buyers?

How long would it take you to close on a deal?

Do you invest in properties that require significant rehab work?
