Kansas City MO Rentals

I have 30k to invest into real estate. I was hoping to get my hands on a duplex in MO. I heard positive things about that market. Any one have any advice or wise words for the KC, area? I was looking by West Plaza.

 The Plaza is sort of a mainstay of Kansas City and there are a good number of jobs in that area. There's also been a revitalization in terms of urban living all around that part of town, especially downtown and the plaza and in between. Some of that has to do with the city cleaning up Armor Blvd a few years ago, which used to be a real mess.
