Loftium - Free down payment in exchange for an Airbnb'ed room?

Has anyone heard of or used Loftium? They seem to be relatively new and I'm curious if it's worth looking into. The premise is basically they will give you money for a down payment up to 50k in exchange for allowing them to Airbnb a room in the property you purchase for 12-36 months. There's more to it, but check it out and let me know what you think.
