Newbie investor need advice

Just purchased a four unit with the goal to purchase more properties more so commercial. So I would like to know what's the best strategy as a newbie to increase my portfolio. My strategy as of now would be to do a cash out refinance of my current four plex then buy another four plex as owner occupied then in a year repeat. But I want to decrease time spent doing this if I can jump into commercial 5+ units. Any suggestions?

Hey Mark, 

Not that I've made the jump to commercial yet but from everything I have seen is that for commercial, you need a track record. Find a partner that does and a reason why you would bring value to the partnership and use that as your shortcut.

Easy to say, hard to do.
