Partnership with someone local in the U.S:

Hello. I am coming from Slovenia, tiny little country in the middle of Europe. I am reading, learning about RE investing for 2 or 3 years now. Like for SO many people here, Rich dad poor dad from Kiyosaki changed my life, and i start to think about passive income, financial freedom and so on. I did a lot of research for investing in my country and is kind of impossible to invest like for example in the U.S., because of prices and rents, too much difference (just for rough example: the price for 2 bed/1bat apartment in condo building is around 100k € and the maximum rent you can get is around 450€). You all can do the math :-)

And because they say "live where you wanna live and invest where the numbers make sense" i started to think about investing in U.S. real estate.

I am reading here on forums that is little bit diffucult for someone out of U.S. to invest (invest with some down-payment and the rest loan; not all cash) in RE. So, i am thinking maybe to start some kind of partnership with someone local.

Again, rough example: in the partnership i provide money for down-payment and the other provide the loan for the rest and split the monthly cashflow.

What are your thoughts, is this do-able? Have someone some experiances with this?
