Investing opportunities Jacksonville, Orlando and Cleveland
Hi All,
I wanted to find out cities where it would make sense to invest from property appreciation, cash flow perspective. I will be doing my own research but wanted to get ideas about the best cities to invest.
On google, following comes up as Best cities to invest
Orlando
Tampa
Dallas
I have also seen folks talking about
Cleveland
Chattanooga
Memphis
Jacksonville
Could I please get any suggestions for best investment market for cash flow and market appreciation. I want to buy and hold these properties for rental from remote so will be hiring a real estate and property management company. I have been looking through roofstock.com but I think I could find better deals than their website. But have to hire a property company on my own.
Any real estate agents who work in above markets, especially in Jacksonville market. I am looking at specific zip codes. 32210, 32244. I would also need help with property management company.

We invest and wholesale houses in Chattanooga, TN. I like that market for the reasons you state, there is appreciation, forced equity potential, as well as the ability to cash flow very well right out of the gate when bought right. We have also networked with some great property management companies there which makes all the difference.
We wholesale, flip, and hold rentals in Pensacola,FL as well but I still have not found a property manager that I'm willing to recommend to out of state investors and be able to sleep at night unfortunately. Great market, incredible deals, tough to find good management. So, if anyone reading this is a GREAT property manager there please reach out to me as I could pass you a lot of business including my own.
I don't know enough about the other markets you mentioned but I personally prefer the smaller sub markets with great rental demand as I can find much better deals. We live in Nashville now and these are the markets we still invest in from a distance because the numbers don't work for me where we live.
