Are Land Leased Properties Risky?

Hello BP Community,

I have seen a few land leased properties listed at low prices, where I would be able to make a good positive cash flow.  However, I hesitate to invest in such properties (mainly because it's unfamiliar).  If all I'm looking for is good cash flow, can these types of properties be worth it?  Do any of you have experience with land leased properties?
