Does anyone know of a software that tracks variable interest rates? 

20 year amortization, 5/1 ARM fixed for 5.25% for the first five years. 2% rate change cap every year after year 5, lifetime floor of 3.25% and lifetime ceiling rate of 10.25%.

I'd like to know accumulative interest, assuming max interest rate adjustments are made years 6,7,8,9 & 10.  I have a great loan amortization calculator on excel but this is beyond me and worth spending money on so I can make quick decisions.
