Sustainable Real Estate Investing as An Asset

So hear me out - I have a background in Environmental Engineering and sustainable urban development and looking for feedback on turning that into an asset for real estate investing. I know it means larger seed capital but I'd love to hear thoughts on things like installing solar panels, electric car chargers, and renovating units to be completely off the grid. Do you guys think there's a big enough market for it to justify the costs? If you have any experience in this area let me know what markets I should be looking into!
