Creative Ideas for Financing a Multi-Family Property

What are some creative ideas for financing a 4-unit property? Off the top of my head options include conventional loan, house hacking for low down payment, private lending or seller financing. What are some creative private lending deals that some of you have used? I would love to hear any input or recommendations you may have.
