New to The Austin Market, Looking for Off Market Properties

I am new to the Austin area, any advice on how to find off market deals in Austin?

I am looking for single-family properties around the 200K mark no lending needed will be using cash. I have been involved with investment properties in the past but this will be my first one on my own. 

Any tips and contacts would be greatly appreciated.
