Property Management: What do you love & hate about your company?

I'd love to hear the input from investors that have had great experience with PM companies and what they did to make the experience great (and continue to do) along with the flip side of what your PM company does that you hate?

A little background: I'm currently in the process of starting up a PM company in the Greater Boston area which is a very competitive market for the industry. Therefore I'd love to be able to set apart my company for others and not have these issues from the start, and additionally have services that go above and beyond.
