I have no idea what my properties are worth.

Hi all BP people out there.  So I've been reading a lot lately about whether to pay cash or finance deals.  The leverage arguments out there are really amazing.  The cash buyers arguments are really sound.  So long story short I have stumbled into owning 6 properties free and clear.  No finance just plain ole dollars.   Some people here might call them pigs.  I think of them as cash calves or possibly cash cows one day.  The leverage argument has been winning me over lately.  I wanna expedite picking up these pigs or cash calves whatever you feel better saying.  My financials are not that strong my fico score is not that strong and my reserves are not that strong.  So then I realized that I have not ever had an appraisal done of any of these buildings.  So I have no idea what the values of these buildings are.  I know they are occupied and I know I don't owe anyone.  So I guess my question is once I improve my financials what should I do if I decide to leverage?
