Contract sale refinance

I'm sitting in my first investment. As a real estate agent I know typical loan terms. I haven't been able to get my credit where I need to for a traditional refinance in the time I've owned this 4plex. I only owe approx 60k and appraisers day its worth 200 minimum. Does anyone have a source for higher risk refinances? Cash flow is 3x mortgage payment currently. 

Refinancing this would mean settling a lot of bad credit for me and would really give me the boost I need to continue investing.
