New to Investing and BP!

Hey All,

As the title says I am new to BP, and Real Estate investing.  I am currently paying down some credit card debt and have some student loan debt.  I own my current house where I live, and would like to get into rental properties.  Look at Buy and Hold, or rootstock type deals.  Questions is how do I get started?  Is it best to just get enough money in the bank for 20% down and get another traditional mortgage or is there some other route I should be looking at?  I am in south central PA, specifically York PA.  Look for any advice and guidance, and anyone here locally that could guide me or partner with.
