how to use my current rental to buy another rental

Hi im new to this forum myself and my wife own this property has 4 units, mortgage we owe around 230,000 its current value is around 430,000 to 460,000 should we sell or reinvest in another property im 56 years old and this is my part of our retirement . So the question is should we sell or use this property to by more and if so how do we start that process.
