BRRRR in Bakersfield California

Hey BP! So as some of you may know I've been asking questions about out of state investing (I live in California). It just occurred to me the other day that I had initial thoughts about Bakersfield, California. I am looking to implement the BRRRR strategy. I would love to implement this on SFR/duplex properties. Anyone out there in BP nation have any success lately implementing the BRRRR strategy with SFR/duplex properties? Would love to hear all about it. Thank you BP!
