Large piece of beautiful land with hunting/cabin rental potential

My husband and I are interested in a 171 acre property with a small house. The beauty is that there is a half-mile maintained township road running through the middle of the property. We were only personally interested in about 50 acres with a small house. The draw to this property is that it sits on a ridge top with beautiful views, has wildlife feed plots planted, conservation pine forests, pond, etc. It is just perfect. Additionally, mineral rights transfer with the property. The problem is that we don't have the $600,000 that it will take to buy the whole property. We've thought about selling our house which will net about $75k. Any ideas on how to structure this to make it work financially? I could see us putting up little hunting cabins throughout the secluded woods and leasing hunting rights which typically go for $35 per acre/person/season (3 per year).
