Converting single family to duplex

I'm new to rental investing and could use some advice. I do own a couple of rentals already, but only because they were attached to a couple of almond orchards that I purchased a few years back. I spotted a potential deal this morning with a small SFR located on a relatively large lot that's zoned R-3. The property is surrounded by a few duplexes and is across from a descent school in a small bedroom community adjacent to larger city in Central California. My first thought on this property is to add a second unit to the property with a parking area accessible from the rear alley. The existing unit already cashflows nicely even when inputing conservative numbers into the Bigger Pockets SFR Analysis spreadsheet (Thank you to whoever created that).

I was hoping to hear from anyone who has tackled such a project and could give me some advice and point out some potential pitfalls.
