How to borrow against home equity without consistent cash flow?

Hi All --

I'm a new real estate agent wanting to get into real estate investing.  I have ample equity in my primary residence, but cannot find a way to borrow against it without being able to show lenders proof of consistent monthly cash flow.  Any recommendations on creative funding/borrowing with reasonably low interest rates?
