owner is 3 months behind, good or bad deal for new investor?

Just today I met an elderly lady who has a tough situation. 

Her ex husband had left her out of nowhere with all the debt.. 

Ms. Jane is 3 months behind on her mortgage and is about to lose it all. Payment is ($1300)

The mortgage was about 400k, with about 115k left. 

Is this the kind of deal someone new to real estate investing should capitalize on?

I feel that she might be open to an owner financing type deal with maybe some cash up front. 

Please any advice would be greatly appreciated. Big Thanks in advance.
