Realty Shares: Debt Deals

Hi all - first time poster here. 

I've been looking at the debt deals on Realty Shares and had a few questions.  I've seen deals where the loan was for a first position lien on a specific piece of property.  My understanding would be that if the borrower was no longer able to make their payments, that RS/me would be the first in line to recover from a sale of that property.  Given that these appear to be investment properties/MFH, do I need to worry about being unable to recover against that property (assuming the property could be sold for something higher than the total loan to RS)?  Are there other concerns that I should be aware of?

Also, I've been taking a look at a few of these deals and assuming that the loan is a first position lien + a personal guaranty, would you care more about the # of prior investments made by the borrower or the borrower's FICO score?

Finally, if anybody has any general tips on what to look for on these debt deals, I'd love to hear them!
