are Multi family-duplex homes worth the investment?

@Jared Smith I am not sure what you have seen or where you are looking. If you like the idea of multiple cash flow streams from a single property then yes, they are worth it. If you are only looking in the hottest possible real estate areas then yes, a MFH may be too expensive compared to what it is going to give you from a return standpoint. However, even in say Chicago, an expensive MFH  market, there are opportunities in plenty of areas that beat most any other residential investment you can make. Guess we would need more info to answer this for you.
