Are there any out of state investors?

I'm an agent investor in Augusta, GA. Our market has very strong job growth, large population, and great roi's. I'm looking to partner with as many out of state investors as possible that might be looking for cheaper priced homes. Two purchases ago I purchased a tenant occupied home for 38k, tenant pays $750 a month, AND I refinanced out for 70% and put 5k in my pocket. Wasn't my best deal on the cashflow spectrum as we net around $200 a month but no money in was attractive. Just looking for out of state investors to partner with and help them build out a large portfolio! Thanks!
