Advice about your first investment

Hey all! I am a new interested investor in real estate. I would love to hear any and everyone's stories or advice about this. Looking back on your very first deal/investment or plan, what would you have changed about it to make it smoother for you? What would you look at differently? How would you have approached it in a different light? Is there just one thing you should have looked at in the house or something that you will always look for now? I know this is a very broad question so anything would be great to read and hear about. Please feel free to post and ask questions as well. Happy investing and thank you for your stories in advance!
