What Are Your Favorite Tax Benefits??

Hello,

I just recently read the book "Tax-Free Wealth" by Tom Wheelwright and he mentions the many tax benefits of REI several times throughout the book. This just reinforced my enthusiasm for real estate. For this discussion post, I would like members to share their favorite tax benefits that REI has to offer. For me, I find depreciation to be my favorite. What's yours??
