Single Family Rentals -- Small Investors

Hi there,

I'm doing a research on SFR, focusing on small investors of less than 500 rentals. So far the data I have solely explains the largest investors, such as Blackstone. They usually hold 500-1000 rental units or even more. However, the largest investors only hold 1% of total SFR units in the market (approx. 180,000 out of 18,000,000).

So I am looking for data on the rest of 99%. I believe a good number of SFR are obsessed by smaller investors, like realtors that hold 50-100 SFR units on hand. But I couldn't find any information that discloses the number. No article or report found!

Does anyone know the number? Or any sources? I appreciate your help!
