How did you take a partner on previously purchased owner financed

I have a portfolio worth approximately 975k in the Asheville area. I want to hold the properties, develop a couple lots and use the income in my retirement in 20 years or so. I don't currently have a partner and am considering taking one on or trying to get private funding to close the gap that I have trying to get everything repaired and rented. I was wondering what your story was? How have you taken on business relationships, partners or other wise. Instinct says go to my lawyer, but what do I want to know, what should I insist on, how can I be certain that I remain in control of my properties, and still allow the investor the security they deserve. I would like to keep it below 10% share if I sell as opposed to get a loan...any thoughts, thanks
