advice needed on land contract

In 2005 my husband died, and I'm on disability. My sister talked me into moving to Ky and my nephew had a house for sale for 45,000, he owed 16,+ on a second mortgage and the balance was like 29,000 +-. He said he'd sell it to me on like rent to own but wouldn't give me a contract afraid any creditors I hadn't settled with would take the house. I owe sears and had been paying it till a year ago. I had a little insurance from my husband's workplace and needed somewhere to live and the payment on the house would be cheap, so much cheaper then I could afford in Indiana. trying to shorten this. Well I gave him 16, + to pay off the second mortgage. I know I have to keep up things on the house. The deck is rotting, saying I didn't treat it and I did and the roof over the porch started leaking off an on. I finally got some free help for it come Monday. But he started in sending nasty letters about the grass not mowed. My brother mows it on his days off every week or 10 days at the most depending on rain. He has sent nasty emails when I told him I want a land contract and threats so I talked to a lawyer in lawyers.com and that made him even madder when the lawyer said no contract no money. I paid him that 16,000 for the loan and I know it was paid off cause I wrote it right to the bank. And i've made the payments on time every month including a few dollars extra to go on the principal for 4 yrs in Dec. He is constantly sending me nasty emails saying I'm not keeping up my end of the agreement with repairs. I'm putting a new flooring in the utility room right now after the washer flooded the 5 layers of carpet and I found very bad mold in them. last rug? the company been in business since 1865, no kidden. Now I have some one coming monday to fix the roof, he says now any repairs he has to agree to and is to be here when they fix the roof. AND if I get some one and not tell him and he comes by and they are working on the house he'll make them leave. I know i need a lawyer but I can't afford one. Is any of this legal for him to do?.....I'm at my wits end and ready just to throw in the towel and move back home but i have no money to do that.

I am trying to get a loan but with my poor credit that occured when my husband got sick and all I'm not sure I can get one.... I went to his bank that had the mortgage thinking that might help me better to get one. They won't call me back for some reason

Can he order people off the property who I hire to fix something. I am seeing about some one to come in and paint the living room and fix the deck.

One thing I did do was sell a carport he had out there and maybe I shouldn't had but I figured it was ok, he and his brother both wanted to buy it. So I thought nothing of it besides it was an eyesore and no use to me and I want to put a patio in out there and a pond and garden. My brother already has some of the material to do that next spring.
