Looking to buy bigger home to upgrade and rent current home

Hi! My husband and I are considering upgrading to a bigger home and then renting our current cape style home in Boston. We'd like to take a HELOC out on our current home, since we've gained a good amount of equity in just 4 years, to use as a down payment. We are then interested in using the BRRRR strategy to build a buy and hold portfolio. Does anyone have any advice as we start this process? Thanks so much in advance! I've been learning so much from many of you already.
