Private lenders in Harris County/Houston Area

Good afternoon,

I been wholesaling in Houston for some time and been involved in enough deals were I've started to want to expand my portfolio and be able to make some profits on flips as well.  Is nice to make 8k plus on wholesales but honestly is sometimes amazing seeing the kind of profits you would make on a flip.  Can anyone suggest information were to network with private lenders, the ins and outs of working with private lenders or any other information that might help my cause?

What kind of requirements are there to be able to work with this type of lenders if wanting to avoid hard money.

Any information would be greatly appreciated and I know this would also be of value to other future investors.
