How to pull equity from one investment property for another

I own a duplex with a sibling that is owner financed thru the seller. It's been over a year and thru upgrades and market conditions there is a good amount of built up equity in this property. We transferred the ownership into an LLC member owned. Is there a way or what is the best way to be able to invest in another property by using the first as collateral or equity from investment property #1? Banks seem hesitant to loan to an LLC but in my mind, I have a sound investment property with equity that I would like to use for additional properties. Any suggestions on what others have done in a like situtation would be greatly appreciated.

Secondly... does anyone know if owner financing counts against the use of your one time FHA loan?
