Researching a property

Good Afternoon All,

First Time commentator, long time reader. Just wanted to ask any seasoned or experienced investor who invest out of state property, what is the best way to research an area to get a general idea of where it is headed? Mostly with regards to investing, crime, property value, development, etc.... 

I only ask because currently, I am in an area that is out of my price range, yet am eager to jump into real estate, with the only option being out of my general area. Any advice or comment would be greatly appreciated.
