Land purchases, building from the ground up

Building from the ground up can be a bit of a project and there are many steps are involved. Some of those steps if missed can be critical to your cost and could possibly turn you upside down. My question to those familiar with this process is: When considering your purchase of land to build a single family home what research are you doing and where do you get this research from? What are some mistakes you made on a land purchase/ building ground up? Is there a checklist that you have developed as a seasoned investor to ensure that NO critical steps are missed?
