transferring deed, but keeping title in escrow?

I am wholesaling a property and the owner has agreed to owner finance the property.

The potential buyer however is short on cash so the owner was saying they could sell transfer the deed, but keep the title in escrow until the 3 yr owner fi is paid off that way if the buyer defaults they would not have to go through the forclosure process.

Maybe i misunderstood him, but the whole thing seemed confusing to me.

Can anyone clear this up?
