Finding banks to finance

In many of the podcast I listen to the guest talks about taking a list of banks ( 100s) and calls them all until they find one that will invest in them. Is this list just a yellow pages list or do they purchase the bank names and info somewhere and also how do you get the bank to look at you as a business NOT as an individual? I own 1 single family and have only owned it for 6 months but I could really use some of that equity to push me forward if I could refinance.
