Contract to buy in 2 years.

I have a seller needing cash now. She put house on market. Has roughly 60k in equity today. Just selling for the cash now to pay debts. Is it possible to put on contract to buy in 2 years (not a specific time stamp) supply the lump sum upfront and lock in a price now? Seller would stay as a renter for the duration of the contract. Is it possible? Can and where could I get funding to do so? Thanks Chad
