What about the vacant properties?

I have for a while wanted to become a full time residential real estate investor. I procrastinated. I want to go back to school for to finish my bachelors then masters in business, due to the economy and to set examples for my children. I want to be a property caretaker, but am having difficulty finding such a position. I tried those gazettes and websites. Most people wanted retireries and no children or one child but no pets. I can hang and install cabinets and doors, do light electrical and plumbing, such as, change a light fixture, or faucet, lay tile and other flooring, paint, light landscaping, gardening, etc. What about these properties left sitting in the middle of unfinished projects? I would like to help finish a property's cosmetic projects for the owner for next to nothing, in exchange for a temporary place to live with my family, and have a place for my children and me to study. I was looking for positions all throughout the connecting 48 States. I have older disciplined children that help me and 2 cats. How did some of you find your property caretakers, if you have someone helping maintain your inventory? I do have experience with this.
