Using 401k to Invest in Real Estate

Have been going back and forth for months on this decision. Currently I have 4 rental properties bringing in roughly $3000 income a month. I own them free and clear. Additionally I have a very good paying job so I don't rely on this income at all. My current employer does not match contributions to our 401K. Quit frankly it has always underperformed. I am 30 years old and considering taking portions of my 401k out to buy additional rental properties, where I know the ROI would be significantly higher than what I'm receiving it now. Is this a good idea? I feel like maybe I'm missing something. Thanks guys! New to the site.
