Creating a real estate investment portfolio with friends

Hello Everyone,

I've bought a couple small properties on my own and are fortunately they are doing well. Well, at least my ROI is much greater than investing in the stock market (and more in my control). I'm averaging 18-20% per year on my investment properties.

I have a few friends who have great careers, and are asking me if they can invest some cash into properties as a team. I am trying to find any guidance online how someone would go about setting this up. I've done some research on REIT's but we are only looking to have 2-5 people invest cash into buying smaller (3 to 10 unit) buildings. Ideally, 4 unit buildings have been the best price per value.

Does anyone know of any good books, articles, or courses on the topic?
