I want to buy a Duplex, please help with Financing Question

Hello, here's the deal. Duplex newly renovated, separate meters, rents at $1200 for both units, decent location, we negotiated to 75k. She is will to carry 10%. All she pays for is garbage and water which is about 75$ a month. My question is this. How much down do I need these days to get financing for investment property? 10, 20, 25%? Would my Cash on Cash be good on this investment? 50% or so? Thank you in advance!
