Really need help with $8k tax credit for homebuyers

Here is the situation. i want to sell on a bond for deed a house I recently took over sub2.

Here are my questions:

1) can you claim $8k credit on a bond for deed

2) is it necessary that I file the bond for deed at the courthouse?

3) how would I structure the deal in order for me to get the $8k credit as the down payment. I'm thinking of having the buyer fill out 2008 amended return and have my checking acct number as the acct to have it refunded to.

Have any of you ever done anything like this?
