If this is a house you are going to live in and you really like the house then I would buy the house 


if this is an investment property I would walk away.  You are paying 100% of fair market value.  There are much better deals to be had

does anyone know if this eviction moratorium is applicable to leases that have expired or cancelled? for example, most of my leases are month to month. if i choose to cancel a lease, will i be able to evict?

If evictions can be banned for a year, why can't they be banned for two years?  and if they can be banned for 2 years, why not 10 years?

This seems like a pretty big deal for landlords.  Thoughts?

really?  we "know" that?  where could i find these well known stats?

i sell to anyone regardless of color. Blacks aren't discriminated against in housing. what happened 60 years ago can't be changed. fatherless homes, misogynistic and hate filled rap music, welfare and absolutely ZERO personal accountability accounts more for the disparity in wealth today than what happened decades ago. but no one wants to address those issues..

Did you use  the $125k house for 1031 without ever even renting it out? If so,  I would highly advise against that in the future

I've done many sub2 deals.  I've always used Ben Brouillette at Accent Title.
