Voicemail Greetings

I know it's best to answer the phone whenever it rings yourself, but I just set up a dedicated Skype number for Missouri. I plan on blasting that area with CL ads, backpage ads, newspaper ads and over 500 bandit signs that I just recently ordered to be sent to my uncles house there in Joplin. I plan on buying as many houses that make sense as I can in a short period of time.

Once I've got a seller on the phone I have no problems what so ever either screening them or closing them but I think I may be a little dusty when it comes to a voicemail greeting. I should have my wordpress site up and running soon so I know I'll be mentioning that on the voicemail greeting but what other things do you guys say or use as a 'call to action' to leave a voicemail? Also are you calling back the numbers even if they're not leaving a voicemail?

I'd like if some of you could PM me your numbers so that I can call to hear what and how your saying things so I can make sure I'm on the right track. I've usually been real good about answering the phone but as of late I'm sleeping in later and there is a slight time difference between where I'm at and Joplin.

In addition to that, once I feel my voicemail is complete I'd like some feedback as well.

I have tried a ton of options....Press 1 for this and give a lot of info - press 2 for this and give a lot of info etc....

I have tried just my first name / just my biz name / a woman's voice / my voice / long / short / friendly / serious.

I have called the numbers back who don't leave a message.

For what I do I found it doesn't make much difference except for a long/complicated message that explains things in detail to "qualify" the buyers - those didn't go over well for me.

Short - simple Hi this is scott - leave me a message - or Hi this is tradewinds we can help you with your situation leave me a message works just fine and took a lot less time to do.

The only thing I didn't try was someone with a British accent - maybe i will test that out :)

For me I just couldn't find an effective way to qualify them further - so go back to basics - what was the purpose of the voicemail? For me it was to get them to leave their info so I can get them on the phone as I can do a better job at qualifying then the VM.

As far as calling people back who don't' leave a message - I still do it sometimes if the volume of calls is low - but I don't do it all the time and I feel a bit slimy when I do - but that is just me.
