3 acre property with as is structure

Hello! I am interested in purchasing three acres from the property owner. The property is being sold as is, it has a small home on there that will need major major updates. I don't have plans to build, but will likely in the future. Any recommendations on how to finance? We are in upstate New York. Thank you!!
