Home inspection is definitely a must!

I made an offer on a home last week that I really liked.  However I have a lot to learn about houses.

The inspection was today and there were quite a few things that came up which makes me want to rethink buying this house.  My dad was long as well pointing out things to the inspector and asking some good questions.

Long story short the house has been added on 4 times.

The attic didn't have nearly enough insulation and the inspector seemed very surprised at that.

Both drains downstairs were clogged, Sump pump didn't work

Water was getting in the basement and the entire area around the house has to be regraded which means removing a tree as well.  AC is barely working,

There were some moisture issues underneath the tub from the upstairs bathroom.  Part of it was the galvanized piping.

Asbestos tiling in the basement...

Part of me likes it, but the other part of me says holy crap don't walk run away!

This is my first house purchase and I would have to live in it for a while before I could even think of selling or renting it out.

The inspector was awesome and actually flips houses on the side.  He said he would ask for a minimum of 10k off the price.  But I would want an estimate first.
